Living in Willow Glen

Tree-lined streets, the slow walk down Lincoln Avenue, and Silicon Valley fifteen minutes in any direction. My grandfather ran a small general store in downtown Willow Glen a generation before I was born — and I've been recommending this neighborhood to my clients ever since.

Why I know Willow Glen

Most of the agents who work this neighborhood discovered Willow Glen as adults. I discovered it as a kid.

My mother's father ran a small general store in the heart of downtown Willow Glen. He's gone now, and the storefront has long since changed hands, but I still walk that block when I'm showing homes nearby and think about what it must have looked like when he was behind the counter.

That's the thing about Willow Glen that doesn't show up in a Zillow estimate — this neighborhood has been a small downtown surrounded by family homes for almost a century, and the people who live here treat it that way. The cafés are owned by people who live three blocks away. The neighbors actually wave at each other. It's a small town that happens to be inside a tech metropolis, and that's what makes it different.

Here's what to know if you're thinking about moving in.

Why People Move to Willow Glen

Walkable Downtown

Lincoln Avenue is one of the few true main streets left in the South Bay — coffee, dinner, ice cream, kids on bikes.

Historic Homes

Craftsman bungalows, Spanish Revival, Tudor — most built between 1910 and 1940 and lovingly maintained.

Silicon Valley Access

Highway 87 and 280 are minutes away — Apple, Adobe, and Nvidia are 15–25 minute commutes.

Real Community

Founders' Day Parade, Christmas tree lighting on Lincoln, summer farmers market — events the whole neighborhood actually shows up for.

Willow Glen is still a clear seller's market, but the temperature is normalizing. The April 2026 median was $2.50M, up 12.6% from the same month last year — yet inventory is up roughly 25% YoY and the average days on market crept from 12 to 15 days. Homes are still selling 3.4% over asking on average, and at 1.5 months of supply the market remains well below the 6-month threshold that defines a balanced market. Translation: if you're selling, you still have the leverage; if you're buying, you have slightly more time to think than you did a year ago — but be pre-approved, decisive, and ready to move within 48 hours of a new listing. Willow Glen Schools

Most of Willow Glen falls inside the San Jose Unified School District (SJUSD). Public school assignment depends on your specific address — confirm with SJUSD before you write an offer if school zoning matters to you.

School Grades GreatSchools Rating
Booksin Elementary K–5 8 / 10
Willow Glen Elementary K–5 5 / 10
Willow Glen Middle 6–8 5 / 10
Willow Glen High 9–12 9 / 10

Two standouts worth knowing: Booksin Elementary ranks in the top 10% of all California elementary schools (71% math proficiency, 74% reading vs. state averages of 34% and 47%), and Willow Glen High at 9/10 is one of the strongest comprehensive public high schools in the SJUSD system. Private options nearby include Notre Dame San Jose, Bellarmine College Prep, Presentation, and several parochial K–8 schools. Some Willow Glen families also send to Pioneer or Leland High when the SJUSD assignment doesn't fit — that's a conversation worth having before you commit to a specific block.

Where We Eat in Willow Glen

Lincoln Avenue has more than 250 businesses, and a big chunk of them are food. Here's where I actually send clients — and where I actually go.

  • Bill's Café — Forty-plus years of breakfast on Lincoln. This is the spot when you want pancakes and zero pretense. Go early on weekends.
  • The Table — One of the best brunches in the South Bay. Get the chicken and waffles or the breakfast burger. Yes, you'll wait. It's worth it.
  • Lamella Tavern — Lighter bites, craft cocktails, the right vibe for an early dinner before a movie or a long walk. Where I take clients after a long day of showings.
  • Bertucelli's La Villa Delicatessen — A Willow Glen institution. The raviolis are why people drive across town. If you've never had their lasagna, you haven't lived here yet.
  • Black Sheep Brasserie — French with a Californian twist, white tablecloths without being stuffy. Date-night reliable.
  • John's of Willow Glen — Old-school Italian, family-owned for decades. The kind of place where the same server has been there for fifteen years.
  • Siena Bistro — Mediterranean small plates, neighborhood-favorite patio in the summer.
  • Pizza My Heart — Slice-and-go. After a Little League game, this is the move.
  • Sweetdragon Baking Co. — Coffee, pastries, the kind of bakery you find yourself in three times a week without meaning to.

Local Businesses Worth Knowing

These are the non-restaurant spots my clients ask about most when they move in.

  • Hicklebee's — Independent kids' bookstore, where I send clients with young kids.
  • Willow Glen Library (1157 Minnesota Ave) — Quietly one of the best branches in the SJ Public Library system. Great kid programming.
  • Local fitness — Willow Glen has Pilates studios, Orangetheory and F45 outposts, and a few independent gyms. Happy to share recommendations based on what you're looking for.
  • Lincoln Avenue dry cleaners, tailors, and shoe repair — All within walking distance of downtown WG.
  • Pet groomers and vets — A few solid neighborhood options; ask me when you're under contract and I'll point you to my clients' favorites.

Things to Do in Willow Glen

Annual events

  • Founders' Day Parade (October) — One of the longest-running neighborhood parades in San Jose.
  • Willow Glen Tree Lighting (early December) — Lincoln Avenue closes off, the tree goes up, hot chocolate everywhere.
  • Willow Glen Farmers' Market (seasonal weekends) — Smaller and more neighborhood-flavored than the bigger downtown San Jose markets.

Parks and outdoor spots

  • Willow Glen Park — Local kids' park, playground, basketball. Walking distance for half the neighborhood.
  • Lincoln Glen Park — Quieter, good for picnics and dog walks.
  • Los Gatos Creek Trail — Drops you into Vasona Lake Park heading south or downtown San Jose heading north. The single best free amenity in the area.

Getting Around Willow Glen

Willow Glen sits in a sweet spot for commuters. Highway 87 runs right along the eastern edge of the neighborhood and connects to 101 in five minutes for trips toward downtown San Jose, the airport, or San Francisco. Highway 280 is two minutes north — that's your route to Apple in Cupertino (15–20 minutes mid-morning), Stanford, and the mid-Peninsula. Highway 17 drops south through Los Gatos toward Santa Cruz when you want to escape on a weekend.

Inside the neighborhood, Willow Glen is one of the more walkable areas in San Jose — Walk Score 70 in the core, Bike Score 61. The under-1-mile radius around Lincoln Avenue between Coe and Minnesota is genuinely walkable to coffee, dinner, and the farmers' market. The further you get into the south Willow Glen and Lincoln Glen blocks, the more you'll drive — but you're still rarely more than ten minutes from anywhere in the neighborhood.
