Why I know Los Gatos

My dad's pool service route went through Los Gatos every week of my childhood. I've been in and out of this town my whole life.

My family connections to Los Gatos run through two doors on N Santa Cruz Avenue — Double D's and Forbes Mill. Same owners, brothers Dean and Darin Devincenzi (the "Double D Brothers"). Two completely different rooms with the same DNA.

Double D's was the family spot in high school. We'd meet my aunt and uncle there — they lived in Cambrian — and grab dinner with a game on, play pool, hang out. It's a sports bar that takes its food seriously, and it's where I learned that Los Gatos has the best Friday-night vibe in the South Bay. Forbes Mill, a few doors down, is the adult version of the same story. It's my go-to dinner restaurant now — easily the best steakhouse in the South Bay, and the room I take a client to when the deal matters or a family member to when it's a milestone.

The other Los Gatos story: my 21st birthday in 2008. We were out on the town and ran into Jonathan Cheechoo and Devin Setoguchi at one of the bars — both Sharks at the time. They bought me a few birthday drinks. That's the kind of night that only happens in Los Gatos, where you can legitimately run into Sharks or 49ers players on a regular Friday. The crossover between South Bay nightlife and pro athletes lives here.

Testarossa Winery on College Avenue has become a favorite spot as an adult — first dates, milestone birthdays, sunny afternoons on the patio. And Vasona Park is one of the best urban parks in the Bay Area; I run there, families spend whole days there, and the Holiday Train through the Fantasy of Lights every December is a tradition my friends with kids never miss.

Los Gatos has cooled meaningfully from its 2024 peak. The April 2026 median came in at $2.55M, down about 19% year-over-year — a real correction at the premium tier. But homes still sell at an average of 102% of list price, days-on-market remain in the mid-20s, and 115 active listings against 35 monthly sales puts months-of-supply at 3.3 — well below the 6-month threshold that defines a balanced market. Translation: this is the most buyer-friendly window Los Gatos has offered in several years. Buyers have inventory to compare, negotiating room they didn't have at the peak, and homes are no longer routinely going 10%+ over asking. Sellers, the message is straightforward — accurate pricing now produces a clean sale, while an aggressive list price will sit and trigger a price reduction that signals weakness.

Los Gatos Schools

Los Gatos schools are one of the main reasons families move here. The high school sits inside the Los Gatos-Saratoga Joint Union High School District, and K–8 schools are in the Los Gatos Union School District. Some addresses on the north side of town feed into Saratoga High School (also 10/10) instead. School zoning is address-based — verify before writing an offer.

Los Gatos High is one of the strongest comprehensive public high schools in California — 99% graduation rate, deep AP catalog, strong athletics program (Wildcats football and lacrosse are perennial contenders). Where We Eat in Los Gatos

Downtown Los Gatos has one of the deepest restaurant strips in the South Bay. Here's where I go and why.

  • Forbes Mill Steakhouse (206 N Santa Cruz Ave) — My adult go-to. The best steakhouse in the South Bay, full stop. The Devincenzi brothers know exactly what they're doing. Where I take a client when the deal matters.
  • Double D's Sports Grille (354 N Santa Cruz Ave) — Same owners as Forbes Mill, completely different vibe. Sports bar with serious food, full TV wall, pool tables. My family ate here most weekends through high school.
  • Dio Deka — High-end Greek inside Hotel Los Gatos. Multiple Michelin stars in past years. Special-occasion dining.
  • Manresa Bread — Bakery from the same group that ran the now-closed Manresa. Best bread in the South Bay; the morning pastry line is worth it.
  • Cin-Cin Wine Bar — Small-plates and wine on N Santa Cruz Ave. Date-night reliable.
  • The Lexington House — Cocktails-first restaurant in a historic building. Best bar program in town.
  • Los Gatos Cafe — Long-running brunch spot. Weekend wait is real; worth it.

Nightlife — Yes, Really

One thing that genuinely sets Los Gatos apart from the rest of the South Bay: there's a real after-dark scene. N Santa Cruz Avenue stays busy on Friday and Saturday nights with bars, cocktail rooms, and patios that actually feel like a night out. The Lexington House anchors the high-end cocktail crowd. Double D's runs late with sports and pool. Cin-Cin and Forbes Mill stay open for late dinner and drinks.

Bonus feature: this town has a real connection to professional athletes. San Jose Sharks players, 49ers, and Giants/A's players live and socialize here — running into them at the bar isn't rare. On my 21st birthday in 2008, Sharks forward Jonathan Cheechoo and right wing Devin Setoguchi bought my friends and me a round to celebrate. That happens here in a way it just doesn't happen elsewhere in the South Bay.


Wineries in & Around Los Gatos

  • Testarossa Winery (300 College Ave) — Inside the historic Old Sainte Claire Novitiate. One of my favorite spots in the whole South Bay. Patio overlooks the mountains, full menu, special-occasion energy. Where I've taken dates, celebrated milestone birthdays, and brought visitors who needed to be impressed.
  • Mountain Winery (Saratoga, 15 minutes north) — Concert venue with a wine program and views of the entire Santa Clara Valley.
  • Big Basin Vineyards Tasting Room — Downtown Los Gatos location, mountain wines.
  • Loma Prieta Winery (Mt. Madonna area) — A drive into the Santa Cruz Mountains; rewarding.

Things to Do in Los Gatos

Annual events

  • Fantasy of Lights at Vasona Park (late November through early January) — Drive-through light display that's been running for decades. The Billy Jones Wildcat Railroad runs a Holiday Train through it. Family tradition for every household in town.
  • Fiesta de Artes (August) — Two-day arts festival downtown.
  • Music in the Park (summer Sundays) — Free concerts at the Civic Center lawn.
  • Jazz on the Plazz (summer Wednesday evenings) — Free outdoor jazz series at Town Plaza Park.
  • Mountain Winery Summer Concert Series (May–October) — World-class artists at one of the most scenic concert venues in California.

Parks & outdoor

  • Vasona Lake County Park — Huge urban park, walking and running loops, picnicking, paddle boats on the lake. One of the best free amenities in the South Bay.
  • Oak Meadow Park — Home of the Billy Jones Wildcat Railroad. Train rides for kids, picnic areas, playgrounds.
  • Los Gatos Creek Trail — Connects Vasona to Lexington Reservoir and downtown San Jose. The single best biking and running route in the area.
  • St. Joseph's Hill Open Space — Hiking and mountain biking above downtown; views of the entire valley.
  • Lexington Reservoir — Boating, kayaking, and trails right off Highway 17.

Getting Around Los Gatos

Highway 17 runs straight through Los Gatos — north to San Jose, downtown, and the rest of Silicon Valley; south through the mountains to Santa Cruz in about 35 minutes. Highway 85 sits at the eastern edge of town, providing a quick path to Cupertino, Apple, and the Peninsula. Commute times vary by traffic — Highway 17 over the hill can back up hard at peak times.

Inside Los Gatos, you'll drive most places, but the downtown core around N Santa Cruz Ave is genuinely walkable. People who live within a half-mile of downtown walk to dinner most weekends.

School zoning varies significantly by sub-neighborhood.
